Eligibility comes first
USDA requires an eligible rural area, household-income limits, and an owner-occupied primary residence. FHA does not use the same rural-area screen, but it has its own loan limits and property standards.
Compare fees transparently
USDA uses guarantee fees; FHA uses upfront and annual MIP. Enter the current percentages from your disclosures in the USDA and FHA tools rather than assuming a historical rate.
Choose with a full budget
Zero or low down payment preserves cash but can increase the balance and monthly fees. Keep an emergency reserve and compare the Loan Estimate, not only the calculator output.
