The biggest structural difference
VA loans generally do not require monthly mortgage insurance, while conventional loans may require PMI below 20% down. VA borrowers may instead pay a one-time funding fee, subject to exemptions and program rules.
Model the same home
Use the VA calculator and mortgage calculator with identical price, term, taxes, insurance, and rate assumptions. Show the funding fee separately and test whether financing it changes the payment enough to affect affordability.
