The home must generally be in an eligible rural area and be the borrower’s primary residence. Household income and lender underwriting also apply. USDA’s official eligibility tools and an approved lender determine the answer.
Fees change by fiscal year
An upfront guarantee fee and an annual fee may apply. The USDA calculator makes both values editable so the model can follow the current notice.
Do not mistake 100% financing for zero cost
Closing costs, prepaid escrows, inspection, moving expenses, and reserves still need a cash plan. Model those separately with the closing costs calculator.
